Property Tax
Sandwich city official have worked diligently manage costs and deliver services resulting in the lowest tax rates in the tri-county area. The Sandwich property tax rate is $6.98698 per $100 of assessed valuation, the lowest rate in DeKalb, Kendall and LaSalle counties. Sandwich affords savings of $.60 to $1.25 over communities within a 20 mile radius. For a new 100,000 square foot (sf) industrial building assessed at $24 per sf, the savings could be up to $20,000 per year.

Sales Tax
Retailers and industries that generate sales tax and who seek to invest significant resources in building construction, major renovation, water, sewer, street and intersection improvements may request sales tax sharing development agreements for a rebate of a portion of the new 1.00% local sales tax revenue. Generally, communities limit the rebate of sales taxes to 25-50% of the actual new sales tax generated, ensuring that no cannibalization of other existing sales tax occurs and to ensure that the community realizes and new revenue growth.

Local Infrastructure
The City has participated in with state and federal grant programs to assist with necessary public improvements such as the extension of a sewer or water line, construction of a street or intersection or a storm water drainage pond or improvement. The City of Sandwich has limited its participation in infrastructure to costs that can be recovered by new city portion property taxes (and possibly utility taxes) generated by the subject investment during the first five years of operation.

Fast Track Permitting
A key incentive that Sandwich can afford is accelerating the building permit and site grading permit process. Sandwich has issued fast track permits for grading and site work, foundation construction and final building permit for nearly every commercial and industrial project, within two weeks of a complete submittal.
